One thing worth knowing before you scroll: "townhome" in Calgary covers two very different ownership setups. Most are condominium-titled — you own the unit, a condo corporation owns the structure and grounds, and you pay a monthly fee for that. A smaller set are freehold rows with no condo corporation at all. Same silhouette from the street, very different monthly carrying costs and very different resale conversations. Townhome inventory in Calgary clusters in two broad bands. Newer builds concentrate in the outer communities — the deep southeast, the far north, and the new districts west of Stoney Trail — where builders deliver rows and stacked towns as the attainable first rung. Established inner-ring townhomes, especially in the southwest and near downtown, trade older finishes for locations that are hard to replicate. Between those bands, what your money buys changes fast: the same budget that gets a two-bed stacked unit near the core can get a three-bed row with a double attached garage further out.

When we walk townhomes with clients, the checklist is consistent: the condo corporation's financial health (reserve fund and any special assessments on the horizon), what the fee actually covers, parking and visitor parking reality, and how the complex has been managed — because you're buying the building's neighbours and board as much as the unit.

Questions buyers ask us

Do all Calgary townhomes have condo fees?

Most do — the majority of Calgary townhomes are condominium-titled, and the monthly fee covers items like building insurance, exterior maintenance, and landscaping. A smaller number are freehold (no condo corporation, no fee), and a few freehold complexes carry a small homeowners-association fee instead. Always confirm which structure applies before comparing prices.

What is the difference between a townhome and a duplex in Calgary?

A townhome (row/townhouse) shares walls in a row of three or more units, while a duplex shares one wall between two homes. On MLS they are separate property sub-types, and this page shows row/townhouse listings only.

Are townhomes a good first home in Calgary?

For many buyers, yes — they typically price below detached homes in the same community while offering more space than an apartment condo, and often a garage. The trade-offs to weigh are condo fees, board rules (pets, rentals), and shared walls. Whether it beats a condo or a starter detached depends on your budget, community, and how long you plan to hold.
