Original bungalows on full lots trade largely on redevelopment potential — builders are your competition on the best streets. Semi-detached and rowhome infills are the community's volume market and the realistic entry point for buyers who want the location without the single-lot price. Detached infills and custom builds carry the top end, and the closer to River Park and the quieter streets, the harder the premium. On new infills, the builder matters as much as the floor plan — warranty, envelope quality and past projects deserve more diligence than the finish package.
What you're actually buying into: Marda Loop next door — one of Calgary's genuinely walkable commercial strips — River Park, Sandy Beach and the Elbow River pathways on the east edge, and a quick run downtown that makes this one of the southwest's most commutable addresses.
