How should a commercial real estate search start?
Commercial real estate is not one market. Retail, office, industrial, warehouse, mixed-use, business, land and multi-family opportunities require different features, approvals, documents and expertise.
The Real Estate Council of Alberta describes commercial real estate as property used primarily to generate income. RECA also identifies residential, commercial, rural and property management as separate licence sectors. The property's use or intended use matters when determining which sector and professional scope apply; a category label in a listing feed is not enough on its own.
Begin with what the site must allow and support. That may include customer access and signage for retail, parking and transit for an office, or loading, power and outdoor storage for an industrial user. A listing can fit by size and location while failing an operational requirement that is difficult to change.
The City of Calgary says all businesses require land-use approval, even when no municipal business licence is required. Each space has an approved use, and a different activity may require a change of use, development permit or other approval. Review the exact address and proposed activity with the City rather than assuming that a similar business, listing description or land-use district settles the question.
How should you compare the full cost?
The asking amount is only a starting point. Establish what the number represents and which other costs apply.
For a purchase, costs may include financing, legal work, inspections, environmental review, renovations, property taxes, condominium costs and deferred maintenance. For a lease, base rent may be accompanied by operating costs, taxes, utilities, insurance, maintenance, parking, improvements, deposits and restoration obligations.
The documents control the allocation of cost and responsibility. Lower base rent can produce a higher occupancy cost after additional charges and improvements. A lower purchase price can carry major near-term work or use constraints. Compare the full structure, not just the advertised figure.
A business listing raises a separate question: what is included? A transaction may involve equipment, inventory, goodwill, contracts or a lease assignment without ownership of the real estate. Others combine a business and the property. The documents should identify the assets, liabilities and occupancy rights involved.
How should commercial due diligence change?
There is no single checklist for every commercial property. Review may include title and registered interests; approved use and permits; physical condition; environmental history; leases; financial information; condominium records; financing; and improvements needed for the intended use.
Use qualified professionals within their fields. Depending on the opportunity, that may include a lawyer, accountant, commercial lender, inspector, environmental consultant, engineer or planner. Listing information and general guidance do not replace their advice.
Residential investment screening follows a different path. If the property is a house or small residential rental rather than a commercial opportunity, start with Profit or Pass. The general listings search keeps broader Calgary-area residential inventory visible.

Results may include both sale and lease opportunities. Confirm the transaction type and whether the displayed amount is a purchase price, monthly amount, annual amount, base rent or rate per square foot before comparing results. The listing brokerage should confirm current availability and the applicable price or rate basis.
Not necessarily. A business sale may include operating assets and an assignment of the existing lease without ownership of the building. Another listing may include both the business and an interest in real estate. Confirm the included assets and the right to occupy the premises from the transaction documents.
Start with the exact address and a specific description of the proposed activity. Confirm the space's approved use and whether a change of use, development permit, building work or other approval is required with the City of Calgary. Do not rely only on the listing description or the current occupant's activity.
