What Is My Calgary Home Worth?

A Calgary home evaluation should give you more than an unexplained estimate. I review the sold, pending and active properties that genuinely compete with your home, then give you a supported value range, one recommended list price and a realistic sale expectation.

What do you receive with a Calgary home evaluation?

You receive both a range and a number, in that order. An honest number needs enough context to show what supports it and what could move it.

A supported value range. I separate the evidence into conservative, market-value and aspirational positioning. The tiers show the trade-off between pricing for a quicker response and testing a higher number.

One recommended list price. I recommend one price and explain why it fits the evidence, current competition and your priorities.

A realistic sale expectation. List price and likely sale price are not always the same. I explain what buyers may reasonably support, how long that could take and what would need to hold for the upper end to remain credible. This is not a promised result.

Estimated net proceeds. I can model the approximate amount remaining at several sale prices after estimated commission, GST and legal fees. Detailed selling costs depend on your circumstances, and your lawyer produces the final settlement statement.

How does the home evaluation work?

The process begins at a desk, so you get a useful first answer before deciding whether a walkthrough makes sense.

  1. Send the address. Name, email and the property address are enough to begin. Share renovations, basement details, parking, lot features, condo information and your possible timeline when available.
  2. I build the comparable set. I review relevant sold, pending and active properties, then filter out homes that a buyer would not realistically compare with yours.
  3. You receive the initial analysis. For a property with a reasonable amount of comparable evidence, the target is one business day. You can receive the result as a PDF report or discuss it by phone.
  4. We go through the reasoning. You can correct property information, ask questions and explain what the decision needs to accomplish for you.
  5. A walkthrough may follow. If your plans progress, a visit helps verify condition, renovations and features that available records cannot confirm. Walkthroughs are typically about two days out, subject to your schedule, and the refined report normally follows within 24 hours of the visit.

Rural homes, uncommon lots, unusual designs and condominium units in buildings with few recent sales may need more time. If the evidence is thin, I will explain that early rather than make a quick range look more precise than it is.

The full selling process involves preparation, timing and launch decisions beyond valuation. You do not need to settle those decisions before requesting this first analysis.

Why does filtering the comparable set matter?

The filtering is the analysis. The closest sale on a map is not automatically the best evidence, and a community average can hide the features that actually divide one buyer's options from another.

I begin with relevant sold, pending and active information from the Pillar 9 MLS® System. Then I compare the variables that can change which properties belong in the same set:

  • Price evidence: Sold price, original and final list price, days on market and changes among current competing listings
  • Size and development: Above-grade area, basement development and usable layout, without treating basement space as equal to above-grade space
  • Condition: Renovated, lightly updated and original homes, including the quality and completeness of the work
  • Property features: Basement type, garage, lot, exposure, builder, age, layout and meaningful upgrades
  • Current alternatives: The homes a buyer can choose instead of yours in the same price range

Suite status also needs careful treatment. A separate entrance or existing suite may change the comparison, but legality and permitted use should be confirmed through the appropriate records and professionals rather than assumed from an older listing.

One published Sage Hill analysis shows why this matters. The historical recommendation was a list price of $889,900, with an expected accepted-offer range of $870,000 to $880,000 over 30 to 45 days. Every selected sale above $1 million in that comparison set had both a walkout basement and ravine backing. Averaging all community sales together would have overstated the evidence for a home without that combination.

Those numbers describe one historical analysis, not what another property will sell for or how quickly it will sell. The useful proof is the reasoning: features changed the comparable set before any average was calculated.

What can a walkthrough change?

The desktop analysis establishes an evidence-supported range. A walkthrough helps determine where the home belongs within that range by checking details that records and previous listing photos may miss.

Condition and renovation quality. Updated does not mean the same thing in every home. I consider the kitchen, bathrooms, flooring and mechanical systems together.

Visible concerns. Water staining, worn flooring, damaged fencing or unfinished repairs can affect buyer confidence as well as the repair budget. Identifying them early gives us time to decide whether to repair, disclose, price or investigate further with the appropriate professional.

Unrecorded features. A separate entrance, view, mechanical upgrade or corrected measurement may change the final set.

Sometimes the walkthrough confirms the original range and no adjustment is needed. That is still useful. It means the pricing conversation is supported by both the market evidence and the actual condition of the property.

What is this evaluation, and what is it not?

The evaluation is my market opinion based on relevant comparable properties, current competition and the property information available. The desktop range remains preliminary until condition and important details are verified.

It is not a home inspection or lender appraisal, and it does not provide legal, tax, mortgage or accounting advice. Estimated net proceeds are planning figures. Your lawyer confirms final settlement figures, and other qualified professionals should address questions within their fields.

The analysis also cannot guarantee a sale price, accepted-offer date or buyer response. Its purpose is to replace a vague estimate with evidence, judgement and a clear explanation of the options.
